Each deal shows the property address, city, price, current stage badge, risk level (Low/Medium/High), buyer name, and buyer's agent — all at the top of the Deal Details screen. In this example, 123 Luxury Lane in Beverly Hills is at the Inspection stage with a $4,850,000 price and Low risk.

Below the deal summary, a visual timeline tracks every stage: Offer Sent, Counter, Under Contract, Inspection, Appraisal, Financing, Final Walkthrough, Closing, and Closed. Completed stages show gold checkmarks with dates and notes (e.g., "Counter at $4.85M"). The current stage is highlighted with an open circle, and future stages remain gray.

The Key Dates section displays every critical milestone: Offer, Acceptance, Inspection, Appraisal, Financing, and Closing — each with its scheduled date. At a glance you can see what's coming up and plan accordingly. Tap "Advance to Appraisal" (or the next stage) to move the deal forward when a milestone is complete.
Pro tip:Set up reminders for 3 days before each key date. This gives you time to prepare and follow up without last-minute scrambles.

Tap "Add First Document" in the Documents section to open the Add Document modal. Enter a title, select the document type (Contract, Disclosure, Inspection Report, etc.), and paste the text content directly into the content area. The AI works best with more content — paste contract text, disclosure content, or inspection report details for automatic summarization.

The AI Deal Forecast shows a circular progress indicator with your closing probability (e.g., 66%), estimated days to close, and a confidence level. It analyzes the current stage, timeline, and deal history to predict outcomes. Tap "Refresh Forecast" anytime to get updated projections as the deal progresses.

The AI Risk Analysis card evaluates your deal and assigns a risk level. It identifies potential issues — financing concerns, timeline delays, inspection red flags — and counts the number of issues found. Tap "Re-Analyze Risk" to refresh the assessment as circumstances change.

The AI Negotiation Coach card provides strategy for counter-offers, objections, and more. Tap into it for contextual advice based on the deal's price, stage, and market conditions. Below that, the "Advance to Appraisal" button lets you move the deal to the next stage. A Notes section at the bottom stores your private deal notes.
